Around 38,000 sq ft of old units are to be demolished, replaced by 55,700 sq ft across seven new buildings at the Old Mill industrial estate.
Aylward Town Planning is advising landowner Stenprop on redeveloping part of the Old Mill holding, a project that will comprise 44 units across the seven blocks.
Plans are now lodged with South Ribble Council for a project that, taking in clearance works, construction, engineering and fit-out will come to a contract value of around £6.5m.
Pozzoni is the project architect. The professional team includes drainage consultant WML Consulting, e3p advising on arboriculture, and MEP consultancy Hannan Associates,
The project will target smaller businesses, with 2,600 sq ft units the largest on offer. The Old Mill estate sits off School Lane.
In its planning statement, ATP described the site as “an area of tired employment buildings and underused land” with a northern portion including dilapidated buildings and areas of hardstanding, and a southern part that is “essentially a grassed bank and a limited area of parking”.
ATP said that the project will result in a net gain of around 100 jobs for the area, with £3.8m created annually per year.
The planning statement adds: “Whilst the scheme delivers additional floorspace and investment, this is entirely consistent with the historic use of the site and represents a positive use of an accessible brownfield site in the urban area.
“It is also clear that the new facilities will be a qualitative improvement both in terms of the buildings themselves but also through better facilities for staff including cycle shelters and external seating and other amenities where feasible.”
Triggering the Bambe Bride revamp follows another investment in the region, when Stenprop bought Bradley Hall Trading Estate in Wigan for £20m. The company has also previously bought in Preston and Rochdale.
