Plans in for phase one of Preston industrial scheme

A joint venture between HBD and Barnfield Developments has submitted plans for its 18-acre development, known as East, off Junction 31A of the M6 in Preston.

The application is to develop on a 4.5-acre plot 75,000 sq ft of industrial space across five units ranging from 11,500 sq ft to 22,500 sq ft for sale or lease.

Outline planning permission for the development was granted in September 2015 and the joint venture acquired the site from the Greater Manchester Property Venture Fund in 2019.

Steve Manifold, senior development surveyor at HBD, said: “Given the acute shortage of high-quality industrial stock along the M6 corridor, East injects much-needed space into the market.

We look forward to discussing the scheme with occupiers looking for new premises in the area.”

Tracy Clavell-Bate, head of development at Barnfield Group, said: “Following our successful development of Millennium City Park on Bluebell Way, we’re happy to be working in Preston again. We look forward to starting on the site in summer and are sure the development will be an asset to the area.”

Subject to planning, Barnfield would be appointed as lead contractor. The architect for the project is Fletcher Rae. Iceni is acting as planner. Scott Hughes is civil engineer and TPM Landscapes is landscape architect.

East is the second development being delivered by the partnership. HBD-Barnfield is currently delivering Beacon 62, an 11.5-acre strategic gateway site in Huyton, Merseyside.
