Community Gateway Association’s proposal for 233 homes off Tabley Lane is the largest project at Preston’s December planning committee, while Wainhomes hopes for success at Garstang Road.
The Tabley Lane masterplan is covered by two applications for two separate parcels of land, both of which secured outline consent in 2018. The scheme forms part of the wider North West Preston masterplan.
Levitt Bernstein is the scheme’s architect and masterplanner. Seddon is lined up as main contractor, with the professional team also including project manager Civic Projects, civil and structural engineer Betts Associates, transport consultant Eddisons and PWA Planning.
Levitt Bernstein’s new masterplan combines the two parcels. CGA said that the plans are driven by a strong landscape approach, with streets and open spaces creating a broader biodiversity and ecological network. There will be 175 house and two apartment buildings.
The homes will range from one-bedroom apartments to four-bedroom family homes, more than half of which will be for affordable rent or shared ownership.
According to the planning officer’s report, the affordable homes will be duistributed across the iste and will be “tenure-blind”.
Gillian Harrison, senior associate at Levitt Bernstein, said: “Both architectural and landscape proposals draw on local inspiration. The houses and apartments reference a vernacular of agricultural and utility buildings, using barn forms and rustic, tactile materials.”
Also seeking reserved matters approval when Preston’s planning committee meets on 2 December is Wainhomes, which is lining up 55 homes south of Cardwell’s Farm off the A6 Garstang Road.
Advised by Emery Planning, Wainhomes wants to build 35 detached homes, eight semi-detached homes and 12 apartments in two two-storey buildings.
Approval is also recommended for the two remaining items, a supported housing scheme on the site of St David’s Church in Eldon Street, a proposal that includes the church’s demolition; and a 60bed special care facility on land adjacent to te Fulwood Amateurs ground on Lightfoot Green Lane.
