Exciting news for Cottam as plans have been revealed for the construction of up to 430 new homes, part of a larger development located between Sidgreaves Lane and William Young Way. The 22.7-hectare site is part of a broader vision to create around 5,500 homes across North West Preston by the mid-2030s. This ambitious plan reflects Preston’s continued growth and the area’s appeal for new residential projects.
Developer Morris Homes has taken the first step by asking Preston City Council to assess whether an Environmental Impact Assessment (EIA) is needed for the proposal. The application reveals a thoughtful approach to planning, with space reserved in the northwest corner of the site for a primary school—one of two primary facilities envisioned in a masterplan drawn up in 2017. However, the second primary school, proposed for an area north of Tabley Lane, is still awaiting further action, as Lancashire County Council has yet to commit to developing the site. The council noted that the development of primary schools across North West Preston must be carefully considered, and this remains under review.
In addition to housing and educational facilities, the plans include the creation of a ‘linear park,’ adding green space for the future community to enjoy.
According to Pegasus Group, representing Morris Homes, an EIA should not be necessary for this project, given that the site is not within a sensitive area. They also stated that the site would be a natural extension of the existing urban landscape of Cottam, an area already undergoing significant transformation due to nearby developments.
As Preston continues to expand, this development will help shape Cottam into a thriving, well-integrated community for current and future residents.
