Rowland Homes has acquired a 13-acre site in Cottam Hall, Preston from Homes England, having secured consent to develop 138 homes.
The housebuilder has started access works to facilitate the construction of homes on the development, called Sandpiper Grange.
This is Leyland-based Rowland’s second acquisition from Homes England this year, having been appointed onto the organisation’s delivery partner panel in 2017.
Homes England obtained outline permission for the wider Cottam Hall site – the part of the Preston area that is taking on much of the city’s housing delivery – in 2012 for 1,100 homes and associated development including play areas, open space provision and infrastructure including footpaths and cycle routes.
Story Homes, Barratt and BXB, which is to deliver a district centre anchored by Aldi along with housing, are among those delivering projects in the Cottam area.
Rowland Homes was selected for this site by Homes England following a competitive tender process, including the submission of detailed designs. Rowland said it is committed to delivering the site in accelerated timescales.
The development will include a mixture of two- three- and four-bedroom homes, and includes a 30% affordable housing provision, including shared ownership, discounted market value and affordable rent properties.

In April, Rowland acquired a 60-acre development site north of Lytham St Annes for an undisclosed sum. The company has also sought to add 90 homes to its ongoing redevelopment of the National Savings & Investments site off Preston New Road, Blackpool.
