What is an EPC?

An Energy Performance Certificate (EPC) rates the energy efficiency of a property and its carbon emissions on a scale of A-G. It also suggests ways in which you can improve the properties energy efficiency.

Energy Performance Certificates were introduced in England and Wales in 2007 and are a legal requirement for a building to be sold, let or constructed. Once obtained, an EPC is valid for 10 years. 

What Does an EPC Include?

An EPC will provide a detailed report on the property, showing what can be done to help reduce the amount of energy used, and the carbon dioxide emitted. It will include:

  • Summary of the key elements in the property that have impact on its performance rating, such as windows, heating systems and controls.
  • Suggested improvements, like fitting loft insulation.
  • Possible cost savings per year, if the improvements were made.
  • How the recommendations would change the energy and carbon emission rating of the property.

Since 2008, it’s been required by law for all landlords to have completed an EPC before selling/renting their property.
